Schoharie hears plans for "equestrian destination" on Terrace Mountain

The owner of a $2.09 million, one-of-a-kind horse farm at the top of Terrace Mountain Road is looking to turn it into a premier equestrian destination, Airbnb, and event venue.
Sergio Agme, who’s purchased the 110-acre facility, shared his vision for the six-bedroom, six-bath, 16-stall facility that he’s calling Red Fox Stables with the Schoharie Planning Board Tuesday.
That vision will begin with boarding horses, Mr. Agme said, with the rest phased in as he and a partner further develop the site at 578 Terrace Mountain Road.
It was Mr. Agme’s second visit to the Planning Board.
While he doesn’t need a permit to start renting out stalls, Planning Board members said he will need to submit a site plan.
“Then, as this goes along, you’ll need to come back,” said Planning Board chair Kathryn Saddlemire.
Mr. Agme, who lives in Southhampton, Long Island, introduced Red Fox Resort to horse enthusiasts from around the Capital Region at an open house Saturday; he had a good turnout with a lot of valuable feedback, he said.
“Red Fox Stables is more than just a boarding facility,” he said in a brochure shared with Planning Board members.
“We’re committed to developing a full-service upscale equestrian destination in the heart of Schoharie County.
“We envision a space that’s not only a home for horses, but also a welcoming place for riders of all levels, event enthusiasts, and nature lovers.”
“This is my whole story. This is my vision. What I’d like to do on my property,” Mr. Agme said.
Mr. Agme said he plans to rent the house as an Airbnb beginning as soon as January; he also plans to add cabins or A-frames to rent out, and eventually, host events like weddings.
Schoharie has no local laws regulating Airbnbs, Ms. Saddlemire said, but Mr. Agme should be aware it’s under discussion.
For now, she said, the only requirement is that he register with the County Clerk’s Office and collect Occupancy Tax on the rentals.
There’s an indoor pool in the home, a pond, and an indoor riding arena.
